The most substantial segment of residential rental real estate, Naturally Occurring Affordable Housing, NOAH (55% in Portland), is experiencing increasing demand and shrinking supply. B and C class properties are being acquired, upgraded and reintroduced as market-rate properties. While this may be a profitable venture, the impact on the middle income workforce of our economy is devastating and untenable over the long term. 

Displacing middle income families and hoping wealthier families will take their place is risky; is there a kinder, gentler…wiser way that also de-risks the investment? Because of the stability and growth of the target demographic, as well as the national trend w/in middle income families to rent vs. own, this asset class experiences very low vacancy rates. Couple this with the high cost to build and there are very few new construction alternatives limiting supply. These factors result in higher than average occupancy, lower turnover and stable rent collection even during challenging economic periods (’08-’09 and now due to Covid-19).
